Lagos Flags 176 Illegal Estates, Issues 21-Day Compliance Deadline

The Lagos State Government has identified 176 unauthorized estate developments across various parts of the state, issuing a 21-day ultimatum for developers to begin the process of obtaining layout approvals.

The affected estates, located in areas such as Eti-Osa, Ajah, Ibeju-Lekki, and Epe, were found to be operating without the necessary planning permissions, in violation of Lagos State’s urban development laws. The announcement was made in a statement by Mukaila Sanusi, Deputy Director of Public Affairs at the Lagos State Ministry of Physical Planning and Urban Development.

According to the Ministry, the flagged developments include prominent estates such as Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate Elegushi, and Royal View Estate in Ikota, among others.

Permanent Secretary of the Office of Physical Planning, Engr. Oluwole Sotire, noted that the move was part of a routine exercise to ensure orderly development in the state. He emphasized that unapproved layouts undermine the government’s planning objectives and pose risks to sustainable urban growth.

“All estate developers must comply with the regulatory framework. The 21-day deadline is an opportunity for them to begin the necessary documentation process for layout approval,” Sotire said.

The government has also reiterated the importance of all real estate developers and practitioners registering with the Lagos State Real Estate Regulatory Authority (LASRERA), the agency responsible for monitoring and regulating the sector. Registration with LASRERA is a key requirement under the state’s T.H.E.M.E.S+ Agenda, which promotes a smart, sustainable, and well-organized city.

Officials warn that failure to comply within the specified timeframe could lead to enforcement actions, including sanctions and demolition of unapproved structures.
